This 12,500 square foot freestanding
office was purchased by an AIP partnership in Spring of 2005 out of
bankruptcy from a community bank in North Georgia.
The property is located off
Northcrest Road at spaghetti junction. Located at the same exit as
the Atlanta Silverbacks new $20 million soccer stadium this building
can provide a company incredible highway exposure. The building is
divisible to 6,250 sqft, but the owners prefer to lease or sell the
property to a single user.
The building was completely
renovated and returned to its original shell condition in the summer
of 2005 (see attached flyer), and is now ready for occupancy. Grade

The property was sucessfully sold to Carver & Associates in Spring of 2007.
Based on a sales price of $845,000 the partnership achieved an annual leveraged
return in excess of 25% during the two year holding period.
